Terms of Service

By accessing or using Freedom Lodging, Inc. ("Freedom Lodging," "we," "us," or "our") services, website, or mobile application, you agree to be bound by these Terms of Service. If you do not agree, please do not use our services.

Freedom Lodging is an online marketplace that connects property owners ("Landlords") with travelers ("Guests") seeking short-term or extended rental accommodations across the United States. Freedom Lodging acts solely as an intermediary and is not a party to any rental agreement between Landlords and Guests.

You must be at least 18 years of age to create an account or list a property. By using our services, you represent and warrant that you meet this requirement and have the legal capacity to enter into a binding agreement.

Landlords are independent contractors, not employees or agents of Freedom Lodging. By listing a property, Landlords agree to:

• Comply with all applicable federal, state, and local laws governing short-term rentals.
• Pay all applicable city, county, and local taxes, including any local lodging or occupancy taxes where required.
• Assume full responsibility and liability for all events occurring on their property during a guest stay.
• Hold Freedom Lodging harmless from any claims, damages, or liability arising from guest stays.
• Maintain adequate property insurance. Freedom Lodging does not provide property insurance on behalf of Landlords.
• Provide accurate and truthful listing descriptions, photos, and pricing.

Freedom Lodging will collect and remit applicable state sales tax and state lodging tax on behalf of Landlords where legally required. Landlords remain solely responsible for all city, county, and local taxes applicable to their specific jurisdiction. Freedom Lodging does not provide tax advice; consult a licensed tax professional for guidance.

Guests agree to treat all properties with care and respect, comply with all house rules set by the Landlord, and be responsible for any damages caused during their stay. Guests are responsible for carrying their own renters insurance or liability protection.

All bookings are processed through Freedom Lodging's secure payment system. Freedom Lodging charges a platform service fee of approximately 3% on each booking. Payment plans, including partial payments, are subject to the terms displayed at checkout. Failure to complete a scheduled payment may result in booking cancellation without a refund.

Cancellation terms are set by individual Landlords (Flexible, Moderate, or Strict) and are displayed on each property listing and at checkout. Freedom Lodging's platform fee is non-refundable once a booking is confirmed.

Users may not use Freedom Lodging to engage in fraudulent activity, circumvent our payment system, harass other users, or violate any applicable laws. We reserve the right to suspend or terminate accounts for violations.

Freedom Lodging is not liable for any indirect, incidental, special, or consequential damages arising from your use of our services, including but not limited to property damage, personal injury, or loss of data. Our total liability shall not exceed the amount paid by you for the specific booking giving rise to the claim.

Any disputes arising from these Terms shall be resolved through binding arbitration in the State of Florida, in accordance with the American Arbitration Association rules. You waive your right to participate in a class action lawsuit.

Freedom Lodging reserves the right to modify these Terms at any time. Continued use of the platform after changes constitutes your acceptance of the revised Terms.
